Николас Каруллас: «Спрос на недвижимость на восточном побережье остается стабильным»

karma group nicolas karoullasНесмотря на европейский финансовый кризис и всеобщее падение рынка недвижимости, группа компаний под руководством Николаса Карулласа улучшила свои финансовые показатели и реализовала самый крупный проект в регионе Фамагуста: Mythical Sands Resort and Spa – многофункциональный жилой комплекс, состоящий из апартаментов, таунхаусов, вилл с услугами гостиничного сервиса. Как удалось добиться таких результатов в самый сложный год двадцать первого века? Об этом мы беседуем с руководителем Karma Group Николасом Карулласом.

Николас, расскажите, как Вам удалось в 2020 году не только не снизить взятый темп развития компании, но и укрепить свои позиции на рынке?

Год действительно выдался непростым для бизнеса. Финансовый кризис, пандемия, негативные публикации в СМИ о перспективах развития рынка недвижимости Кипра держали нас в напряжении. Но несмотря ни на что, спрос на недвижимость восточного побережья Кипра остается стабильным

Наш бизнес сосредоточен в Протарасе и Айя-Напе, в самом популярном туристическом регионе острова. Общее население Протараса и Айя-Напы всего 20 000 жителей, но регион с его развитой инфраструктурой принимает 1 500 000 туристов ежегодно, сюда едут как иностранцы, так и жители Кипра. В связи с этим регион привлекает покупателей летних резиденций, кто-то покупает жилье для отдыха, другие – в качестве инвестиций для сдачи в аренду, третьи – выходя на пенсию, как альтернативу основному месту жительства.

В предыдущие годы в крупных городах острова наблюдался строительный бум, а в нашем районе в последние два десятилетия был стабильный рост.

Восточное побережье Кипра традиционно пользуется спросом не только у иностранных инвесторов, но популярно и на внутреннем рынке. Несмотря на закрытие границ, мы наблюдали большой интерес со стороны местных покупателей. Их доля и раньше составляла 40-50%, а в 2020 году высокий внутренний спрос сыграл особо важную роль.

Какие прогнозы на 2021 год?

Рынок недвижимости и экономика Кипра несомненно испытали стресс от пандемии. Но мы смотрим в будущее с уверенностью в завтрашнем дне, ведь до начала COVID-19 и отмены инвестиционной программы рынок Кипра показывал колоссальный рост. Стремительно росли такие показатели, как объем спроса, предложения и цены. На остров пришли как местные, так и международные инвесторы. Развиваются такие значимые проекты стоимостью сотни миллионов евро, как марина Айя-Напы, казино-курорт City of Dreams в Лимассоле, порт Ларнаки, которые сделают более привлекательными окружающие их территории и объекты недвижимости. Мы видим интерес инвесторов к нашим проектам и считаем, что сейчас правильный момент для приобретения качественных объектов.

Как, по Вашему мнению, отмена инвестиционной программы Кипра отразится на рынке недвижимости восточного побережья Кипра?

Наша компания всегда придерживается принципа диверсификации рисков. Мы не делали ставку на инвестиционную программу и сейчас видим, что эта стратегия сработала. Как девелопер жилой недвижимости и летних резиденций, мы работаем с клиентами со всего мира, нуждающимися в качественных современных домах на берегу чистейшего моря. Конечно, отмена программы уменьшит спрос в верхнем ценовом сегменте недвижимости, но по нашему опыту даже самые дорогие виллы в регионе пользуются спросом и даже могут приносить арендный доход инвесторам. Мы наблюдаем это, предоставляя арендный сервис нашим клиентам через Karma Rentals – агентство бронирования летних резиденций на восточном побережье Кипра.

Другими словами, очевидно, что отмена инвестиционной программы скорректирует развитие рынка недвижимости острова. Однако мы не ожидаем сильного удара по региону нашего присутствия, так как в момент действия инвестпрограммы рынок недвижимости восточного побережья не был существенно подвержен ее влиянию. Тяжелее придется Лимассолу и Пафосу.

Какие отрасли экономики Кипра, на Ваш взгляд, должны развиваться в ближайшие годы?

Мы считаем, что у Кипра большой потенциал. Острову необходим генеральный план развития минимум на 10 лет. Для того, чтобы оставаться бизнес-центром, Кипр нуждается в инвестициях в инфраструктуру, услуги и технологии. Также вложений требуют отрасли судоходства, здравоохранения и образования. Мы полагаем, что создание Подминистерства судоходства (Shipping Deputy Ministry) и Подминистерства исследований, инноваций и цифровой политики (Deputy Ministry οf Research, Innovation аnd Digital Strategy) – отличная инициатива правительства! Результаты развития сектора образования также впечатляют: сегодня на острове 47 000 студентов, на Кипре открываются новые университеты и Karma Group поддерживает данную инициативу, являясь партнером American University of Cyprus.

Для страны очень важно инвестировать в зеленую энергетику и необходимую инфраструктуру для экологически чистых проектов. Мы также должны обратить внимание на местное сельское хозяйство. Земля Кипра может предложить качественную продукцию, чего только стоит известный далеко за пределами Кипра картофель, выращиваемый на красноземье восточной части острова. Нам нужно инвестировать в сельское хозяйство и мотивировать молодежь работать в этой сфере. Перенос на Кипр европейского офиса Amazon, если он состоится в соответствии с описанными в СМИ планами, тоже может стать сильным прецедентом для развития. Остров также сильно выиграет от улучшения авиасообщения – до кризиса в этой сфере были большие сдвиги.

Вы полагаете, ситуация в сфере недвижимости и в кипрской экономике в целом начала выправляться после кризиса прошлого года?

Думаю, да. Меня, например, радует тот факт, что статистика из открытых источников показывает снижение продаж в 2020 году в нашем регионе лишь на 11%, и это на фоне карантина и отсутствия авиасообщения. Это хороший результат! Надеемся, старт всеобщей вакцинации в европейских странах и постепенное возвращение нормальной жизни положительно отразится на перспективах рынка. Уже сегодня мы в Karma Rentals видим положительную динамику количества бронирований летних резиденций. И это ожидаемо: люди соскучились по путешествиям, чистому морю, теплому солнцу и спокойствию. К счастью, восточное побережье Кипра может предложить все это на высшем уровне. Хотите идеальный летний дом в Протарасе или Айя-Напе – это к нам!

    1            Application of terms

    Terms means these terms and conditions titled Terms and conditions of use

    Underlying System means any network, system, software, data or material that underlies or is connected to the Website

    You means you or, if clause 1.1b applies, both you and the other person on whose behalf you are acting.

     

    4            Your obligations

    4.1        You must provide true, current and complete information in your dealings with us and must promptly update that information as required so that the

    information remains true, current and complete.

    4.2        You must:

    a not act in a way, or use or introduce anything (including any virus, worm, Trojan horse, timebomb, keystroke logger, spyware or other similar feature) that in any way compromises, or may compromise, the Website or any Underlying System, or otherwise attempt to damage or interfere with the Website or any Underlying System; and

    b unless with our agreement, access the Website via standard web browsers only and not by any other method. Other methods include scraping, deep-linking, harvesting, data mining, use of a robot or spider, automation, or any similar data gathering, extraction or monitoring method.

    Republic of Cyprus.

    Each party submits to the non-exclusive jurisdiction of the Courts of the Republic of Cyprus in relation to any dispute connected with these Terms or the

    10.3      For us to waive a right under these Terms, the waiver must be in writing.

    10.4      Clauses which, by their nature, are intended to survive termination of these Terms, including clauses 5, 6, 7, 10.1, continue in force.

    10.5      If any part or provision of these Terms is or becomes illegal, unenforceable, or invalid, that part or provision is deemed to be modified to the extent

    required to remedy the illegality, unenforceability or invalidity. If a modification is not possible, the part or provision must be treated for all purposes as

    severed from these Terms. The remainder of these Terms will be binding on you.

    10.6      These Terms set out everything agreed by the parties relating to your use of the Website and supersede and cancel anything discussed, exchanged or

    agreed prior to you agreeing to these Terms. The parties have not relied on any representation, warranty or agreement relating to the Website that is not

    expressly set out in the Terms, and no such representation, warranty or agreement has any effect from the date you agreed to these Terms.
